The home has stunning views and is perfectly situated between Roxbury and Stamford! Drink your morning coffee at the bar on the deck overlooking the mountains, curl up with a good book in the reading nook tucked under the stairs, or explore the farms, mountains, and countryside of the beautiful Western Catskills.

The trundle bed is very cozy under the stairs in the reading nook. We love it! It is open to the living room, however, which means: the two twin beds are in the same room as the TV. Late-night TV watching may conflict with using the trundle to sleep. When the sun rises, the wall of windows and four skylights will fill the room with light. Definitely preferred for early risers.
This is the GREAT outdoors! Bugs (sometimes ugly!), woodchucks, foxes, turkeys, frogs, and deer sometimes graze the property. You may even encounter a bear. You should be comfortable with the good, the bad, and ugly of nature. Though we have screens on the doors and windows, some bugs may make it inside. (Please keep the screens closed!)
Our driveway is long, gravel, and gradually uphill. If you attempt to brave the driveway in winter snow in the wrong car, you will not make it. Please do not book without 4WD/AWD, snow tires, and a car with the clearance beneath to make it over a decent snowfall.
We have great cell service and WiFi at the house! Keep in mind that reception is spotty in the region, but good at the house.
Our home uses well water. As is often the case with well water, after a heavy rain the water runs high in iron. It is well within healthy limits—but if you have any sensitivities, please keep this in mind.
March and April are mud season. Bring mud boots for the outdoors and be prepared to be greeted by a slightly muddy driveway.

Guests will have the home and 5 acres to themselves. No one else will be on-site.
Approx. 15 minutes or less from: Mine Kill Falls, Mt. Utsayantha Fire Tower, Pratt Rock, Bearpen Mountain for winter fun, The Catskill Scenic Trail, and the Hobart Book Village. Skiing at Plattekill is just 25 minutes away and Windham/Hunter are just 30 minutes.
Other attractions include farm tours, vintage shops, the highest and fastest zipline tour in North America, mountain biking—including at Elm Ridge Wild Forest, two nearby golf courses, and the numerous charming villages scattered throughout the scenic Catskills.

Your Hosts
We’re your hosts – JC & Abby (the humans) and Buster & Nori (our dogs).
We're both from the Pacific Northwest but we moved to the Northeast 2 years ago. In our first few visits to the Western Catskills, we fell in love with the rolling fields, farms, meadows, and tree-topped mountains of the region. Reminiscent of the mountain meadows and Tuscan landscapes of Italy, the Western Catskills villages of Stamford, Hobart, Andes, and Bovina are unique amongst the rest of the beautiful Catskills for the wide-open views. We love the small town vibes and historical footprint felt all around (some villages have been around for 200+ years!).
